Enormo.com Launches in Australia

After months of waiting Enormo.com (formally known as Properazzi.com) has finally soft-launched a real estate portal Enormo-australia.com in Australia.

Enormo classify themselves as “The world’s largest real estate portal”, if you look at the countries they have infiltrated then they may well be correct.

Enormo is an international real estate portal with over 7 million property listings from 70 countries around the world. They also have over 60 country-specific ‘gateway’ domains which they use for their portals in most countries.

A quick glance at the site and you will see it is nice and clean with no 3rd party advertising clutter. This enables pages to quickly load and because only 1 image is included on property pages also helps speeds things up. Another thing worth noting is that on the property page there is a link which sends users directly to the agent’s website. This is great for agents as unlike other Australian portals property seekers can easily navigate to an agents website.

The only issue with the portal at the moment is the lack of power of their property search tool:

  • Users can only search via state or city. This is ok at the moment but as they get more and more properties users in Australia will want to search via Suburb.
  • When you type in ‘Brisbane’ to the main search tool only Brisbane in the United States appears. This could be because this search tool isn’t set up to draw data from the Australian database yet, but to have any impact in Australia they need to correct this.

How much does it cost?

“Agents can list their properties for US$129 (1-100 listings) or US$188 (101-1000 listings) per month, on a rolling subscription basis; there are discounts available for Partner agents and regular offers for certain segments of vendors.”

Given how tight things currently are in the Australian real estate market and that free portals like Myhome and Homehound struggle to attract agents to list properties, I am not too sure agents will have the budget to allocate money to another portal.

But hey, this is an international real estate portal so they do have an offering of potential international property buyers that stretches further than any other Australian portal!

    Enormo was FREE, it is a pity, I think only agents that want to market themselves to international buyers will go for this initially. It would be good if they enter a new market and start off as a free service and let agents decide upon/after a trial.

    $129 ($200 AUD) is a stretch for agents in this climate – especially just to see if it works.

    Oh and a trial is a minimum of 6 months, not one month (if anyone from Enormo is watching)

    Offshore buyers maybe but really why would someone bother?
    Most of the consumer research from the encumbent protals is they are now trusted brands.
    I I was looking in the uk or france I would search google for number one property portal wouldnt I ???
    The other issue would be I would feel an advertiser that pays good money to be on the number one site would be much more credible and substantial than a fly by nighter looking for a cheap deal ,and trust me in europe their are plenty of them.

    there is barely enough room for REA and Domain at the moment.. others have thrown plenty with no cut – thru .. homehound , my home to name a few …google has not made their move yet, but if anyone can , they can …

    This wont go anywhere, people outside Australia don’t know the AU market, they’ll learn soon enough, their listing fee structure is the way to go though, “X” up to a certain number and “Y” over and above that.

    Why should the agent with 30 listings pay the same as the agent with 300 ?

    The only way to get in and beat REA and Domain will be for someone to surface who develops something that has the smarts and runs to the benefit of the agents and remains that way.

    Doesn’t have to cost a lot, just be smart, there are too many out there with too much money and no idea how the spend it on a portal.

    Google could do it at very little cost, using their already dominant place in the market, would be lucrative for them too and I think they have the resources to make it clever and user friendly, after all thats their strong point.

    Traditionally, agents just wanted buyer leads from a real estate portal. But now other value added services will help an agent decide which portal they will renew (or take up) their subscription with.

    REA, Domain and even Google have the capacity to provide these value added services such as property vendor leads, baulk upload services, web services, sales data, suburb statistics free as part of the agent’s monthly portal subscription.

    As a principal of an agency I would be asking my local rep what additional value they can receive from their portal. Any new portal which tries to launch (especially who plans to charge fees) needs to consider providing more than just buyer leads.
